Job description

Our client is an international project management company. They are seeking to expand and grow their team in Cyprus.

The position offers a Gross salary up to €50,000 Gross based on skills and experience.

The successful candidate can be based either in Larnaca or Limassol

Job Description

    To ensure that the key issues of cost, time and quality are achieved to the company and investor`s satisfaction.
    As Manager, the role includes effective management and guidance of the management team members.

Will lead the Company’s Project Management Team (PMT). Will liaise with the Stakeholder, the Projects Director and the Project Managers on the various projects of the Company as the Manager.

Will be involved with the design, development and construction of the projects and/or other tasks of the Department ensuring that they are safe, timely, completed to a high quality and within cost/budget.

Ensure the Company’s procedures are adhered to priorities effectively all the various projects of the Company.

As Manager, the role includes effective management and guidance of the Department’s other team members.


Job Duties

Project Management Services:

  •     Project administration.
  •     Receiving and defining the outline brief and establishing the Stakeholder’s needs.
  •     Advising the Stakeholder on the need for other professionals and making recommendations.
  •     Preparing RFPs based on the project requirements for design team consultants and other professionals as required.
  •     Negotiating and agreeing conditions of engagement with consultants, contractors etc.
  •     Ensuring that statutory consents are obtained – that Planning and Building Permits and Final Certificates are obtained for the Projects and/or the buildings and properties.
  •     Preparing programs for all pre-contract and contract activities and monitoring progress and adjusting the programs as necessary.
  •     Establishing types of meetings, attendance, chairing and issuing of agendas and minutes.
  •     Obtaining advice for the Stakeholder as to various insurances and/or warranties and ensuring compliance by those required to affect such insurances and/or warranties.
  •     Advising the Stakeholder on the form of contract and the method of contractor selection in conjunction with other professionals.
  •     Arranging lists of tenderers, the tender opening and credit checks, coordinating reports on tenders and making recommendations to the Stakeholder.
  •     Establishing a framework for monitoring progress, maintaining financial management and regularly reporting to the Stakeholder.
  •     Co-coordinating inspections and handovers, ensuring that commissioning of the building and services is properly undertaken and obtaining test certificates, as-built drawings, maintenance manuals and guarantees.

General duties

  •     Liaise with the Stakeholder to plan, manage, design and supervise the construction of projects.
  •     Undertaking technical and feasibility studies and site investigations.
  •     Reviewing and approving of architectural drawings.
  •     Supervising tendering procedures and putting together proposals.
  •     Managing, supervising and visiting contractors on site and advising on project issues.
  •     Communicating and liaising with architects, civil engineers and other consultants.
  •     Managing budgets and other project resources.
  •     Compiling, checking and approving reports.
  •     Attending public meetings to discuss projects.
  •     Adopting all relevant requirements around issues such as building permits, environmental regulations.
  •     Ensuring that a project runs smoothly and that the structure is completed on time and within budget.

General duties as Manager

  •     Leading, Programming the Work and Provide Direction, Instructions and Guidance to the project management officers- site engineer/supervisor, quantity surveyor, structural engineer, MEP engineer.
  •     Control and monitor team Budgets – internal
  •     Monitor the progress of the projects and in cooperation with Project Director identify/take
  • correctives actions as necessary
  • • Identification of procurement method, procedures, organizational structure and range of consultants and others to be engaged for the project
  • General duties as an Architect:
  •     Analysis of Title Deeds, property/land status, urban planning information and zoning criteria
  •     Implementation of property research. Analysis of potential for property / land development.
  •     Cadaster analysis
  •     Development Data analysis, calculation maximum building coefficient with all allowed present legislation and incentives schemes.
  •     Translate developer`s idea into the workable, cost-effective and profitable architectural Concept design / layout solutions
  •     Identification of the client`s and investor`s need and objectives, business case and possible constrains in development; preparation of feasibility study and assessment of options to enable the client/investor to proceed (GO or NO decision)
  •     Development of initial statement requirements into the design brief
  •     Supervising tendering procedures, evaluation of tenders and choice of the project Architect
  •     Manage the design stage of the projects. Arranging all necessary meetings with the consultants, architect and resolving all construction issues, including review of IFC, GFC and AFC drawings.
  •     Supervising the application for town planning and building planning resolving all related issues until the issuance of those permits

  •     10 and more years of relevant position and experience in the famous development companies and architect’s studio`s.
  •     CAA / ETEC member, registered as an licensed Architect
  •     Fluency in Greek and in English languages both written and oral
  •     Excellent Computer Skills, MS Office, good knowledge of AUTOCAD design program
